IMPACTO EN EL ESPACIO PÚBLICO DE LAS EXTERNALIDADES PROVOCADAS POR LA DENSIFICACIÓN RESIDENCIAL EN ALTURA
La evolución de los territorios obedece a aspectos políticos, económicos, sociales y culturales, deben acoger distintas demandas y varían en el tiempo asumiendo avances tecnológicos y realidades locales. En Santiago de Chile el principal cambio morfológico ocurrió a fines del siglo XX y fue producto de la densificación residencial en altura destinada a masificar el acceso a las centralidades y promover un mejor aprovechamiento de los recursos, fue un proceso gestado en el primer cuarto de siglo que se desarrolló lentamente por lo que se visibilizó cuando produjo efectos negativos que es preciso conocer a fin de explorar mitigaciones destinadas a frenar el potencial deterioro. La identificación de las externalidades negativas es una estrategia de anticipación que permitirá incorporar modelos de planificación que promuevan la densificación cautelando los efectos no deseados.

Abstract:
The evolution of the territories is due to political, economic, social and cultural aspects, they must accommodate different demands and vary over time, assuming technological advances and local realities. In Santiago de Chile, the main morphological change occurred at the end of the 20th century and it was the product of the high-rise residential densification that was aimed at massifying access to centralities and promoting a better use of resources, it was a process developed in the first quarter of the century that developed slowly and therefore became visible when it produced negative effects that must be known in order to explore mitigations aimed at curbing potential deterioration. The identification of negative externalities is an anticipation strategy that will allow the incorporation of planning models that promote densification while guarding against undesired effects.
